Commercial Real Estate: 2023 Projects to Watch

We asked commercial real estate and A/E/C firms to share some of their current projects. These projects highlight some of the major developments in mixed-use and office space that are currently underway in the Greater Omaha and Lincoln area.

Bryan Health April Sampson Cancer Center –
South Lincoln near 40th Street and Rokeby Road, Lincoln.

The $75 million project to build a 128,000-square-foot facility dedicated to comprehensive cancer care represents one of the largest investments made by Bryan Health for the city, state, and region. The creativity and complexity of the deal show the dedication the partnership made to bring care, convenience, and healing to cancer patients.

The concept and initial discussions for a comprehensive cancer center began in 2014 with numerous iterations of size, costs, sites, etc. over the next few years. As concepts emerged, Bryan asked NAI FMA Realty to identify potential costs for a building and lease. Bryan brought in architects to interview, as well as look at existing buildings as potential conversion to a cancer center. After an extensive search, it was determined a new facility would address the community needs better. The major criteria for the location were to be in a growing part of Lincoln with easy access from areas outside of town. 

The final selected site, 29 acres of land in south Lincoln near 40th Street and Rokeby Road, was ultimately donated by John Sampson, president of Sampson Construction and his daughter, Cori Vokoun and her husband, Dan Vokoun, both vice presidents at Sampson Construction, in memory of April Sampson. Their wife and mother lost her life after a battle with breast cancer. The April Sampson Cancer Center will be 127,714 square feet with Cancer Partners of Nebraska anchoring and occupying 96,840 square feet. The new facility has an estimated opening for patients in the fall 2023.

ACCESS Commercial: Regency Landing

Regency Landing – I-680 and Pacific Street, Omaha.

ACCESS Commercial, LLC, is excited to share the progress of Regency Landing, an 11-acre redevelopment project at the highly trafficked intersection of I-680 and Pacific Street. Located in the heart of Omaha, Regency Landing is a cornerstone for a variety of retail, recreational, office, and residential options.

ACCESS, along with Sower Capital Management, partnered and combined expertise to create the highest value for the Regency Landing project. Utilizing existing improvements where possible and PACE financing for green improvements, reduced upfront construction costs, while increasing overall project value and energy efficiency. To maximize value of the land, two pad sites were also strategically designed as part of the site plan.

The highly amenitized, Class A mixed-use project is separated into four zones. Zones One and Two include more than 96,000 square-feet of mixed-use office, retail, and restaurant space separated into two two-story buildings and two pad sites. Zones Three and Four will feature a lifestyle hotel and a multi-family component. Zone One is 95% completed; Zone Two is 50% completed; and construction is anticipated to begin in Spring 2024 on Zones Three and Four.

Regency Landing’s confirmed tenant list includes ACCESS Commercial, Blue Sky Patio & Pickleball, Cheeseburgers, Clean Eatz, Early Bird, MONTAGE Builders, Noli’s, Regency Fitness Club, Scooter’s Coffee, Sower Investment Partners, Sower Capital Management, Superior Dental Health, The Collective Co-Working Space, and Twisted Cork.

Colliers Nebraska: The Tower District

Tower District – 84th & Highway 370, Papillion.

The Tower District is a 128-acre mixed-use development located on the northwest corner of the high-volume intersection of 84th Street and Highway 370, approximately one mile south of Downtown Papillion. 

The Tower District’s unique destination creates a charming, walkable urban neighborhood, “a city within a city,” where people will want to live, work and play. The development features commercial properties including office, mixed-use retail, and free-standing retail. The single- and multi-family residential lots at the Tower District encourage a variety of household types and income levels within the neighborhood, from millennials, young professionals, and families to empty nesters, retirees, and seniors.

Complimenting the residential and commercial offerings, the neighborhoods of the Tower District will be interspersed with a network of plazas, greenspace, parks, natural greenways, and trails, all designed to encourage outdoor activity within the neighborhood. Additionally, the development will be interconnected by a robust mobility network equally serving the needs of pedestrians, bicyclists, and vehicles.

Commercial and residential lots within the development will begin delivering early 2024; the anticipated completion of the $300 Million project will occur within 15 years.


DLR Group: Nebraska Realty

Nebraska Realty’s New Office Building – Lincoln.

White Lotus Group, led by leading real estate developer Arun Agarwal, desired to develop a Class A office property to appeal to discerning tenants on a highly visible site in a rapidly expanding district of Lincoln. DLR Group’s design provides a high-quality office building that is differentiated in the market and meets the needs of the building’s anchor tenant, Nebraska Realty, a leading residential real estate company led by Andy Alloway, which will occupy nearly two-thirds of the property. The core & shell design, representing the strength of the teams and their Midwest work ethic, is realized in a building that holds hands with its context. With its simple and elegant massing, ample access to daylight, and integrated outdoor amenity spaces, the building is designed to attract, inspire, and motivate

employees and future building tenants. Shifting planes in the building’s massing create communal spaces, including an outdoor amenity deck on the second floor. On the ground level, the shift provides covered patio space, replete with a wood ceiling and integrated lighting that sends a warm beacon to the community, creating an outdoor ‘living room’ for the building. This project is a new 30,000-square-foot multi-tenant office building on an approximately three-acre site in a fast-growing suburban neighborhood in southeast Lincoln. DLR Group not only provided architecture, interior design and structural engineering services for the project, but also for Nebraska Realty and People’s Mortgage tenant suites. Other partners in the project included Brester Construction, REGA Engineering, and Advance Engineering Systems, Inc.


The Lerner Company: North Star Crossing

North Star Crossing – 27th and Folkways Boulevard, Lincoln.

Construction is nearing completion on NorthStar Crossing infrastructure, a large retail and commercial development located at 27th and Folkways Boulevard, in Lincoln, Nebraska. The site fronts on 27th Street, immediately in front of North Star High School and approximately one mile south of I-80. The project occupies over 50 acres and will ultimately include up to a half million square feet of commercial space.

We are very excited to be developing this project, which we believe will complement our previous development, Lincoln Crossing, immediately to the south and add to the attractiveness and prominence of the North 27th Street trade area. This retail node has already seen over the past 12 months nearly 6 million visitors with many stores performing in the upper quartile when ranked not only in Nebraska, but also throughout the Midwest. When fully developed, it is likely to provide the city with $50 million annually in taxable sales, $100 million in additional property tax valuation and over 1,000 new employment opportunities.

Given the success of the area, sales and leasing activity has been robust with only 22 acres remaining available. We anticipate users commencing construction this Spring with openings later in 2023 and early 2024.
